There has been a housing shortage for a long time, but it got worst in 2008. A rapid influx of “affordable homes” is being built. But the “affordable housing” is not really that affordable at all. Low-income families are being pushed out of the housing market.  HUD recommends an annual income of $47,542/year ($3,961.83/month or $1,980.92/bi-weekly)  for a two-bedroom rental home. The average low-income family barely makes $25,100/ year ($2,083.33/month or $1,041.67/bi-weekly). There is a shortage of $400,033 truly affordable rental homes.

Florida has over 543,764 extremely low-income renters (ELI).  79% of ELI families live cost-burdened. Over 72,042 students are homeless.

Education is absolutely imperative for the success of our families.

Work-study, saving, and housekeeping is needed. Teachings are done on a family to family bases. Personal needs which include strengths and weakness are assessed. The majority of the LI and ELI families will not qualify for conventional loans. Trying to qualify for a first time home buyer loan could take an extensive period of time. The willingness of the renter to complete the 200 hours means they can get a home as long as homes are available and move-in ready. Family members prep for move-in by completing 200 mandatory hours of volunteer work which includes but not limited to classes on finance, budgeting, saving with accountability check-ins, job search, credit repair classes, and housekeeping. Housekeeping meaning the care and repair of the property by renter so they will be prepared to take over a home when the home is paid in full.

Every individual should have the opportunity to have a home, even the most vulnerable in society.

Target population are low-income (LI) and extremely low-income (ELI) families, which make up 48% of the 2,029,587 families that reside in Florida. These individuals make 30% or less of area median income (AMI) of $53,267. (NCCP) This group includes Labor force, disabled and single-parent/ guardian households.

Working with community leaders, investors, and shelters; we anticipate housing a minimum of 10 families per year. A home at this point, but total cost of home after rehab should not exceed $205,000 FMV.

For a single year an amount of $2,625,761.25 is needed for acquisition, rehab, consultation, outreach, marketing, supplies, payroll, events, and travel (mileage).

Timeline- 10 families in 10 rent to own homes per year for the first five years total cost $13,128,806.20 for a total of 50 families housed over 5 years.
